What is a Quitclaim Deed?

A quitclaim deed is a legal document that transfers ownership of real property from one party to another without providing any guarantees regarding the title's validity or the grantor's ownership.
This means that the grantor does not promise that they have a clear title or that they even own the property being transferred.
These forms need a notarization before being to submitted to the state recorders office

Key Features
  • No Guarantees: The deed does not assure the grantee of the grantor's ownership or the absence of liens or other claims against the property.
  • Transfer of Interest: It only conveys whatever interest the grantor has at the time of the transfer, which could be nothing at all.
Common Uses:
  • Quitclaim deeds are typically used in low-risk situations, such as:Transferring property between family members.
  • Settling property interests during a divorce
  • Adding a name to a property title.
